Key Responsibilities:
Pre-construction deliverables
- Facilitate the site survey: Help the construction managers in finalizing the consultant for getting in the site survey done.
- Pre site feasibilities: Reviews the minute of meetings with Landlords to understand their deliverables and services infrastructure in order to have a check on the cost estimate submitted by the construction manager.
- Validate the test fit: Reviews the test fit with the construction manager and coordinate with the cross functional team in order to have sign off on the test fit.
Design Management deliverables
- Review the schematic: Review the schematic with the construction manager basis the site constraints and the services infrastructure. Basis the concept received, reviewing the same to validate the cost estimate submitted earlier. Coordination with the cross functional team for getting the necessary approvals.
- Services coordination: Reviewing the initial services drawings received from the services consultant
- DD drawings: Overseeing the overall design management schedule with regard to the timelines. Supporting the Construction manager in reviewing the DD drawings and facilitating the formulation of the BOQ .Actively involved into value engineering with the construction manager.
- FCS formulation: Signing off the FCS with Project finance basis the confirmation from the construction manager.
- Bought out Tracker: Ensures the construction manager circulates the BOI to the Project Sourcing which consists of all specification, quantities of the items to be procured by. Following up and tracking the BOI tracker with the Project sourcing in order to deliver the BOI in time.
- Construction documentation: Reviewing final services drawings after all the comments from the design team are incorporated. Reviews the final BOQ and coordinated with the project finance to close out on the commercials and ensure the same is within the approved budget.
Execution Deliverables
- Participate in the kick-off meeting with the developer along with the contractor and the services consultant.
- Oversee the construction quality. Visiting the site during execution and before the handover
- Review the project on time lines with the construction managers
- Review the project BOI’s on weekly basis in order to ensure there are no delays
- Review the project cost with the construction manager and the project finance and checking on cost escalation if any due to extra items executed on site over and above the finalized Work order
- Circulate weekly progress reports to all the stakeholders
- Attend weekly store development calls
- Review the project in terms of the overall progress, detailing and all finishes approvals with the design team
- Review the loose furniture during the handover.
- Walk through with the construction manager in the store and noting the punch list generated by the ops team
